Rent in Madrid by district (September 2026)
Rent is the biggest expense. According to Idealista's September 2026 report, the average asking price in the city is €23.4/m² a month, up 4.8% on a year ago and 0.5% on August. Idealista notes it improved its methodology in July 2026.
| District | €/m² per month | 50 m² flat (our calculation) |
|---|---|---|
| Barrio de Salamanca | 28.5 | about €1,425 |
| Centro | 26.1 | about €1,305 |
| Chamberí | 26.0 | about €1,300 |
| Retiro | 24.0 | about €1,200 |
| Chamartín (Bernabéu area) | 23.7 | about €1,185 |
| Madrid city overall | 23.4 | about €1,170 |
| Arganzuela | 22.4 | about €1,120 |
| Ciudad Lineal | 20.1 | about €1,005 |
| Carabanchel | 19.3 | about €965 |
| Villaverde | 18.2 | about €910 |
| San Blas | 17.6 | about €880 |
| Vicálvaro | 17.2 | about €860 |
These are asking prices (what advertisers ask), not what is finally signed. The last column is our own multiplication of €/m² by 50 m²; real rent depends on the flat, the area and its condition.
Is Madrid more expensive than the rest of Spain?
Yes. CaixaBank, in its guide for new residents (data from June 2025), lists Madrid alongside Barcelona, San Sebastián and Palma among the most expensive cities, with a 1-bedroom in the centre at about €950 to 1,200. Among the cheapest it names Cáceres, Lugo, Huelva and Teruel, with rents of about €380 to 450 and total monthly costs under about €900. It is a bank's commercial page and its tables have sums that do not add up, so take it as an order of magnitude.
We do not give an exact percentage for «how much more expensive Madrid is than average»: the figures going around date from 2021 and we could not check the source.
Spain's minimum wage in 2026
Royal Decree 126/2026 sets the national minimum wage (SMI) at €40.70 a day or €1,221 a month. The yearly reference figure is €17,094 (€1,221 × 14 payments). These are gross amounts, up 3.1% on 2025, and apply from 1 January 2026.
Spread over 12 payments, the minimum wage would be about €1,424 gross a month (our calculation). That is less than it costs to live alone in Madrid according to the estimates above, and that is before tax and contributions: on that pay, people in Madrid normally share a flat.
Average salary in Spain and in Madrid
| Figure (INE, year 2022) | Gross annual amount |
|---|---|
| Average salary, Spain | €26,948.87 |
| Median salary, Spain | €22,383.11 |
| Average salary, Madrid region | €31,230.73 |
| Hospitality (national average) | €16,274.71 |
| Electricity, gas and steam (national average) | €55,470.69 |
These come from the INE Wage Structure Survey, published on 23 September 2024; the survey is run every four years. The median salary (the «middle» worker) is lower than the average because a few very high salaries pull the average up.
Transport: Madrid's monthly pass

Working remotely for a foreign company: the telework visa
Spain has an international telework visa (often called the digital nomad visa). According to the Ministry of Foreign Affairs website, the key points are:
- You must show income of 200% of the minimum wage per month; for family members, at least 75% for the first and 25% for each additional one.
- Employees may only work for companies located outside Spain, with at least three months' seniority; the company must have existed for at least a year.
- Self-employed people may have Spanish clients, but no more than 20% of their activity.
- You need health insurance from an insurer authorised in Spain covering the same risks as the public system. More in healthcare in Spain.
- The visa lasts 1 year; if you are already in Spain, residence can be up to 3 years.
- It does not apply to EU citizens.
